Twelve shopping centers may enter the Moscow market in 2019, according to a study of the retail real estate market by the consulting company Knight Frank. Most of the objects that are being prepared for commissioning refer to shopping centers of the regional scale. If all shopping malls scheduled for commissioning are open on time, the market volume by the end of the year will increase by 260 thousand square meters GLA.

The largest shopping center in 2019 will be the Salaris mall on the Kiev highway. According to the latest data, the four-level complex with a total area of ​​310,000 square meters (GLA - 105,000 square meters) will open in March. One of the "anchors" of the mall will be the largest hypermarket in Russia "Globus" with an area of ​​about 26,500 sq. M.

The official opening of the shopping center as part of the largest amusement park "Dream Island" in the Nagatinskaya Poima is scheduled for the third quarter of 2019. The complex in the concept of an urban promenade will unite about 250 stores and more than 50 restaurant concepts on an area of ​​about 70 thousand square meters.

Another major construction is underway at 15 Aminevskoye Highway, where a water park was supposed to be created earlier. The multifunctional complex with a large residential complex will include shopping center with an area of ​​68,000 sq.m. It is expected that the object may be commissioned no earlier than the fourth quarter of 2019.

Another shopping center will appear as part of the Letniy Sad residential complex on Dmitrovskoe highway. The object is located not far from the metro station "Ulitsa 800-letiya Moskvy", which is under construction. In 2019, the opening of the trade entertainment center Skazka as part of the Rasskazovka transport hub on Borovskoye highway in the south-west of Moscow. Among other openings of the coming year, it is expected to put into operation a regional shopping center as part of the Ryazanskaya TPU (GLA - 14,000 sq.m), a shopping gallery with an area of ​​10,000 sq.m as part of a multifunctional complex on Zemlyanoy Val, as well as small shopping centers Angara on Chongarsky Boulevard, Selectica on Varshavskoye Shosse and as part of Troparevo TPU on Leninsky Prospekt. The opening of some of the facilities planned for commissioning in 2019 can traditionally be postponed to the next year.

In 2019, about 250 thousand m2 of new retail space in the shopping center will appear in the Russian capital, which is almost three times more than last year. At the end of 2018, only 130 thousand m2 of space in shopping centers were commissioned in Moscow, and the indicator became the lowest in the past few years. Experts attribute this to a number of reasons, including the postponement of the commissioning of some facilities from 2018 to 2019.

The volume of new retail space in Moscow in 2019 will be increased mainly due to the commissioning of two large-scale projects - the Dream Island entertainment complex and the Salaris shopping center. The overwhelming majority of other projects will be represented by shopping centers, the area of ​​which will be less than 20 thousand m2.

1. "Salaris"

Smolensky Passage 2

Among the main trends are the growth in the number of small-format shopping centers (the pace of commissioning of shopping and entertainment centers with GLA 3-20 thousand square meters accelerated to 2-3 per year), shopping centers as part of transport hubs (almost half of the projects until 2022 are TPU), reasonable consumption, which led to an increase in the number of outlet projects (three large-scale projects with GLA 52 thousand square meters were announced by 2020), reconception in a number of the largest facilities with an emphasis on entertainment and catering (more than 10 shopping centers in Moscow) and active development by retailers of new innovative concepts and cross-format projects.

Small shopping centers

Since the beginning of 2018, Knight Frank analysts have noted the activity of development of small-format shopping centers: 2-4 new shopping centers with GLA 3-20 thousand sq. M. According to Knight Frank analysts, the popularity of the format is due to the fact that consumers, in the context of saving time resources, increasingly prefer retail facilities in the location of their residence, which directly affects the economic attractiveness of the format: a small shopping center has a faster payback period compared to large retail facilities. ... The concept of a small shopping center, aimed at meeting the needs of the audience for pedestrian accessibility, is able to offer a multidisciplinary comfortable environment for leisure, shopping and entertainment. In the current market conditions, this format will continue to gain popularity among both developers and consumers, thereby creating competition for large shopping centers with an outdated concept focused only on shopping.


SEC as part of TPU

In addition to community centers, the capital's new offer in the coming years will be formed, among other things, at the expense of retail space sold on the basis of TPU. For some projects, the city attracts investors through tenders, while others are ready to take on independent work. To date, investors have taken part in projects of 15 transport hubs, most of which have a trading function. The construction of shopping centers was announced as part of the following transport hubs: Vykhino (GLA - 70 thousand sq. M), Seligerskaya (GBA - 145 thousand sq. M) and Park Pobedy (GBA - 237 thousand sq. M. ) - developer Tashir, TPU Shchelkovskaya (GBA - 137 thousand sq. So, by the end of 2019, two outlet centers on Novorizhskoe highway are planned to open at once: The Outlet Moscow in the luxury price segment and Novaya Riga Outlet Village in the premium segment, and in early 2020 it is planned to open the Vnukovo Premium Outlet outlet center on Kievskoe highway. The buyer is looking not only for the product, but also for the intangible potential of the location: impressions, positive emotions, opportunities for self-development. For this reason, the key focus of the renovation is the expansion and filling of zones with different formats. Catering and entertainment, in some objects a large-scale rotation of tenants is carried out. In addition to the above, attention is paid to such details as lighting, improvement and decoration of common areas, the creation of additional public spaces - lounge areas and areas for events of various kinds (master classes, lecture halls, festivals, theatrical performances etc.). Thus, a festival of contemporary art, including theatrical performances, has been announced in the Afimall shopping and entertainment center, glamping with tents and a swimming pool is held in the Aviapark shopping and entertainment center for the second year in a row, the concept of youth space is presented in the Central House of Music: street-fashion stores, Khlebny department store , 21shop.

In turn, retailers, as noted by Knight Frank analysts, are opening up in a new conceptual design and expanding their assortment.
